The site is land at the former Pantiles Garden Centre, measuring 3.9ha. The site is located to the immediate east of the Lyne Village Green.
The Garden Centre went into receivership in 2015 and virtually the entirety of the site is covered in buildings, hard standing and other man made surfaces and is devoid of greenery, with little or no ecology on site, so does not reflect the landscape character of the surrounding countryside or setting of the village. The central part of the site is prone to surface water flooding with a small existing culvert running through the site.
Pantiles Garden Centre
Our scheme brings forward a redundant brownfield site for much needed housing, with 50% of the homes to be affordable houses while creating a sustainable community suited to the context of Lyne Village and its surroundings.
The central part of the site is centred on the existing but realigned watercourse with new tree planting connecting woodland on either side of the site to create an ecology corridor. To the north of this we create a central green space.
At the entrance to the site a triangular green with a large tree surrounded by a circular bench is provided – typical of Surrey villages. Roads divide and loop around to traverse the new green corridor and then forms a new, central green space onto the watercourse.
The design provides an inclusive new neighbourhood with exemplary architecture, public realm and landscaping that help foster a sense of community, providing attractive links with the existing village. The site offers an ideal opportunity for significant improvements to the current environmental and visual setting thereby significantly improving the character of this part of the green belt. It creates a new habitat corridor, extensive landscaping, provision of visitor car parking and pedestrian and cycling connections to Lyne Village Green.
